Director, Physical Facilities and Purdue Research Parks

Essential Functions:

  • Assist the President and other executive leadership in establishing strategies for achieving the Foundation’s strategic priorities.
  • Lead and coordinate capital resource planning in accordance with the strategic priorities of the Foundation and the strategic plan of the University.
  • Oversee the planning and design of capital projects to construct, renovate and repair physical facilities,  including oversight of architectural, engineering and consulting firms.
  • Collaborate with the Discovery Park development team to assist this key strategic effort.
  • Optimize the cash flow from existing real estate by focusing on the level of expenses by facility.
  • Collaborate with Assistant Vice President and Director of Real Estate to optimize cash flow from existing real estate by ensuring all possible leasable space is leased and leased at full market rates.
  • Provide direct supervision to the Research Park Facility Managers and Executive Assistant.

Additional Responsibilities:

  • Project Management/Coordination
    • Coordinate budgetary, financial modeling, and forecasting activities for projects.
    • Manage general construction contracts, tenant improvements, furniture fixtures, and equipment, and repair and maintenance.
    • Coordinate and direct design teams in the production of conceptual, schematic design development and construction documents.
    • Negotiate and communicate approvals with local, state, and federal agencies.
    • Conduct and oversee the process of securing contracts with design firms and contractors.
    • Oversee all aspects of construction management by coordinating with contractors and developers during the development of real estate.
    • Conduct public presentations as required to approval agencies, neighborhood groups, owners and interested parties to advance projects for approvals and public support.
    • Report on all aspects of each project to the President and appropriate parties.
  • General Real Estate
    • Assist with the evaluation, negotiation, purchase, sale, lease, soliciting, marketing, maintenance and development of real estate owned and operated by the Foundation University, and affiliated foundations.
    • Provide direct oversight for the Physical Facilities teams that maintain and operate the assets held by the Foundation.
    • Serve as a resource to the Foundation’s Discovery Park team on real estate-related and project management issues.
    • Review, identify, and appraise properties, assess risk exposure for environmental, legal, financial and/or political issues, and manage gifted properties until sold.
    • Meet regularly with Foundation partnerships, joint ventures, and similar relationships.
    • Serve as PRF Sustainability Representative.
  • Planning and Development
    • Serve on various committees as appointed, representing the Foundation and University.
    • Lead efforts in master planning and conceptual design as required on properties that PRF or its designee has interest in developing.
    • Secure and optimize cash flows to the Foundation.
  • Purdue Research Park Representative
    • Meet regularly with the Facilities Managers in each Park.
    • Direct and approve maintenance, repair, service agreements, custodial and life safety issues within facilities and around the Parks.
    • Provide oversight to the Economic Development team in recruiting and retention within the Park facilities and other Foundation properties.
    • Consider space planning and capital improvements for each facility.
    • Coordinate with staff or arrival, relocation, and removal of tenants.
    • Provide forecasting models that demonstrate the state of each facility and its future capital needs.
    • Participate in leasing team meetings, offering input on lease structures, potential client leads, construction, company volatilities, finance, and the general health of the Park.
    •  Actively recruit companies that may have interest or uniquely qualify to locate within the Park.
  • General Duties
    • Assist the COO with any delegated project or issue.
    • Manage, assist and/or negotiate aspects of various developments of the Foundation.

Knowledge/Skills/Abilities:

  • Ability to work closely with Foundation, academic, and business communities as a facilitator for the transfer of information, concepts, cooperation, and collaboration – a great team player.
  • Interact comfortably and effectively with senior business leaders, professional service providers, community leaders and university officials in the facilitation of projects.
  • Excellent verbal and written communication skills.
  • Previous supervisory and team experience.
  • Maintain LEED certification through the US Green Building Council with a specialization in Building Design and Construction. Maintain and document continuing education credits as required.

Education/Experience:

  • The successful candidate must be a graduate from an accredited college or university with at least a bachelor’s degree in engineering, architecture, business or a related field.  A relevant graduate degree is strongly preferred. 
  • Registration as a professional engineer or architect is desirable.
  • Professional license required.
  • Certification or certificate demonstrating knowledge of sustainable practices preferred.
  • Minimum of five years of specific experience in real estate development and project management is required.
